In an announcement released today by the nation’s financial regulator, banks and lenders that offer mortgage financing will face stricter regulations and this will translate into tougher lending rules for home buyers.

房貸對於新移民也變嚴了。前段時間看了一個房子,就是買家是新移民,本來覺得作為新移民首付35%申請,銀行一定能批貸款. 但銀行讓提交額外證明資料但是國內的老公提交不來。所以房子沒成交成。又被放回市場了。
銀行收緊貸款,潛在買家們借錢受阻而轉而租房,租房市場會火起來,房租大漲不知會有什麼後果

對於沒有還款壓力,並且不介意出租的賣家,這麼做還可以。
但是,很多賣家,尤其是炒家,有很大的還款壓力,不得不賣(類似的還有例如離婚的,遺產繼承的,等等)
同時,很多房子或者設計的就無法出租(比如沒有獨立出入單位的獨立屋),或者限於規定不能出租(town house,condo等等),或者幹脆不可能出租(屋主自己也要住)
