Hi, Gary, if the new house was built completely in Jan 2010, and listed it on MLS in Jan 2010. now the buyer should only pay for the GST , right? if the price is $700000, can buyer still get the GST rebate for it? the Provincial rebate $26500?

如果您的购房合约是在2009年11月18日之后签署,并且过户或者入住的日期是在2010年7月1日以后,就要按照规定缴纳HST.
So from my understanding, it depends on the date of the Contract of Purchase and Sale, not the date the house was built.
There's no GST rebate since the price is > $450,000;
However you may be able to claim HST rebate of $26,500 for primary residence.
My contract for one brand new house( building finished Feb, 2010) was March, 2010, and moved in May, 2010( before July 2010). My seller only payed GST

Yes, there's no HST involved if you take possession before July 1st..
This is an good question.
The bank will mortgage HST and the entire amount of the mortgage insurance. Not the Property transfer tax though.
The property transfer tax you have to pay out of pocket.
