My understanding is that mortgage rates are totally dependent on the bond rates in the bond market (especially the long term bonds) since that is where the banks obtain their funds to finance the mortgages, irrespective of boc prime. Am I correct or mistaken?
bond rates => impacts => fix rate mtgs,
NOT variable rate products.
