2012 估价 vs 成交价 变动 (温哥华西区样本)
- 2012政府估价终于公开。政府估价是以2012年7月1日的价位来评估的。
- 以下,GF 采取了温哥华西区近100个在2012年成交的单位作出成交价 vs 成交月份 vs 政府估价 的比较。
- GF之所以先分析这个地区,是因为GF有个朋友在2012年初买了该区一独立屋。
- 我们可以明显地看见,2012年1-3月的成交价比估价高了约10%, 到了6-7月渐渐等于估价,而在2012年下半跌势加剧的情况,我们可以见到9月份的成交价已平均低于估价达6%。
- 结论: 政府估价只代表上一年7月份的大约房价。 在现在的房市状况,我们将继续见到大部分的成交单位以明显低于估价的价位成交。
