Housing Construction
Infrastructure capacity—including schools, health care facilities and retail services—is under stress in the midst of adapting to the arrivial of new residents. Housing projects planned for 2012 include a 36-unit seniors housing complex.
Permits for 3 dwelling units were issued in 2011, versus 2 in 2010, 5 in 2009, 16 in 2008, and 8 from 2006 to 2007. Levels of 2006-2008 activity were similar to that experienced in the late 1990’s. inventory is presently stable: absorption is being offset by phased development of two subdivisions.

The rental housing market has changed significantly over the last three decades. Local vacancy rate climbed from 0% during a 1981 construction boom, to 20.8% one year later, and to 43.7% by April 1988. Single digit vacancy rates were experienced during most of the 1990’s, but rose sharply in 1998 (23.2%), 2000 (37.4%) and 2005 (44.5%). Due to rental market contraction, as well as the recent influx of new residents, the vacancy rate dropped to 10% in 2010 and to 4.0% by October 2011.
Duplex and detached single-family homes are sporadically available to rent. Newspaper ads published in January 2012 list rental homes starting at $1000 per month, plus utilities.
