Creative Integration of Outdoor Living
Award-winning real estate developer, PortLiving, and world-renowned Japanese architect, Shigeru Ban, are collaborating to develop one of the last available properties in Vancouver’s Coal Harbour neighbourhood. Terrace House will be Ban’s first project in Canada and is slated to become the world’s tallest hybrid timber building.
Adjacent to Arthur Erickson’s historic Evergreen Building, the first 12 floors of Terrace House will be constructed of concrete and steel, expressed as an architectural finish to Erickson’s iconic work. Cornelia Hahn Oberlander, the original landscape architect for the Evergreen Building, will help ensure harmony between the two buildings. The upper portion of Terrace House will be a distinct, triangular, glass-clad mass timber structure utilizing local timber.
To embrace the natural beauty of the surroundings and to capture inspiring views of Coal Harbour and the North Shore mountains, Terrace House will functionally integrate interior and exterior space. Large area sliding windows will enable residents to fully open interior spaces so that they extend out to exterior terraces. To enhance the clean, simple quality of interiors, building systems will be integrated within the architecture to visually minimize fixtures and building equipment. Energy-efficient building systems, together with a high-performance building envelope, will ensure comfort from the natural elements while minimizing mechanical heating and cooling.

Floor Plans for Terrace House
Floor plans are still subject to revision. Current residence options include eight 2-bedroom, 10 3-bedroom, and two 4-bedroom homes, ranging in floor area from 1,258 sq ft to 3,657 sq ft. External balconies and terraces range from 84 sq ft to 610 sq ft.
Amenities at Terrace House
On the second floor, accessed from Pender Street, will be 2,791 sq ft of commercial space and 1,753 sq ft of amenity space for a lounge and a special events room with a 180 sq ft outdoor landscaped terrace.

Developer Team for Terrace House
PortLiving has commissioned world-renowned Shigeru Ban Architects, in collaboration with locally-based Francl Architecture, to design a landmark building for 1250 West Hastings Street. Shigeru Ban is known for his innovative use of materials and dedication to humanitarianism. He is one of the leading Japanese architects combining both Eastern and Western building forms and methods. In 2014, he received the Pritzker Architecture Prize, modern architecture’s most prestigious international award.
Over the past 25 years, Francl Architecture led by principals Walter Francl and Stefan Aepli has established a strong track record of efficient and elegant projects that are attuned to the unique social and physical textures of the City of Vancouver for both public and private clients. Most of the firm’s work is located within the City of Vancouver itself, giving the firm an intimate knowledge of the evolution of the civic fabric and an awareness of its potentials.
Joining the developer team will be Cornelia Hahn Oberlander, the original landscape architect of the neighbouring Evergreen Building. Oberlander will mirror Evergreen’s landscaping work on the matching concrete base levels of Terrace House. Her work was recently recognized by the The School of Architecture and Landscape Architecture at the University of British Columbia with the Margolese National Design for Living Prize for her impact on Canadian cities.
