買房申請新的mortgage的人少了,拿現有的房子去抵押借錢出來還信用卡欠款或close樓花的人卻多了。這樣的游戲還能繼續玩多久?

if you cannot get a mtg there's no way to get a he/loc

many ppl mistakenly believes that if you own a house the bank will offer you a he/loc, g'teed approval, it's far cry from the truth. the bank use the same policy to approve a mtg and/or a he/loc, either way, you are borrowing same amt of money.

ie, assuming you own a house worth 1mill, clear titled. if you are requesting for a refinance of 500,000 and the bank decline your application, there's no way the same bank can offer you a 500,000 he/loc instead.

我去年開的heloc還有20多萬的額度沒用呢。但我知道現在很多人迫不得已要從heloc裡拿錢出來close樓花

many ppl's he/loc is not enough to cover the new purchase...

如果你有獨立屋,市值100萬,用去年的貸款政策可以開到一個65萬的heloc。假設你之前買了一個60萬的樓花今年交樓,可是今年有了B20,mortgage辦不下來了,想在交樓前轉出去又沒人要,這種情況下你只有從heloc裡拿錢出來把樓花close掉

yes, you are very lucky if your he/loc > new mtg amt requested for the condo purchase
