Here's how we bought 12 properties in 12 months…

With none of our own savings.

When Dave and I first started investing in real estate...

We had no idea you could buy properties without using our own savings.

I was working full-time in program development at our local cottage and Dave was a full-time firefighter...

To make extra income, I started teaching at college part-time on top of teaching a few fitness classes a week. And Dave took on a part-time position as a teacher’s aide.

We had 3 kids at home... so working those long hours was really tough for us.

But slowly and steadily, we worked those long hours to save up for the 20% down...

And bought our first property together as a couple!

Then we repeated the process, worked more long hours, saved up enough for another 20% down...

Then bought another couple properties together.

This sounds like the happy ending, right?

Nope.

With all of our money tied up in the property, we had no more to invest with.

And we weren't about to work ourselves to death for another 4 to 6 months...

Just to save up enough for one more property.

We had to find another way...

And that's when we discovered "creative financing" - a way to buy homes without our own money.

The best part about it was we didn’t have any joint venture partners.

Which means we SOLELY OWNED the property and got to keep:

100% of the cashflow...

100% of the equity...

100% of the appreciation!

So if a building appreciates by 100,000 we don’t have to give up half of it to a partner (JV typically takes 40%-60%).

And we could repeat the process and scale as much as we wanted to!

Through "creative financing", we were finally able to achieve the three freedoms we've always wanted...

Financial freedom, time freedom, and location freedom.

We gained control of our finances, gained control of our schedule, and gained control of where we did our work.

By using "creative financing", we purchased 12 properties in 12 months - this happened in 2017.

We purchased 119 units in 2020 (even with everything that's happening right now).

It is possible by using leverage on top of leverage. HOWEVER, you have to live in a area where equity is constantly appreciated year over year. If you don't have enough cash flow when multiple tenants start defaulting on the rent or the market has turn its nose in deep dive then YOU ARE SCREWED!
